Windermere Jetty, Museum of Boats, Steam and Stories
The Windermere Jetty, Museum of Boats, Steam and Stories is a striking new build museum, designed by London based architect Carmody Groarke.
This high profile project on the shores of Lake Windermere was awarded following an international design competition organised by the Royal Institute of British Architects, and commissioned by local charity Lakeland Arts.
The project comprised a cluster of elaborate copper clad buildings including exhibition spaces, wet dock, café, jetties and boatyard together with a slipway, car parking and external landscaping. ALA were engaged to provide commercial management support to main contractor, Thomas Armstrong.
Adrian Pipeline deployed a commercial team onsite comprising a senior consultant, quantity surveyor and planner to work closely with Thomas Armstrong’s in-house resource.
This project was technically challenging with marine works and many bespoke construction elements. The engineering difficulties were compounded by the nature and volume of changes in design, lack of a fixed design, introduction of substantial variations, ground conditions, CDP interfacing, weather conditions and existing structures. All of this resulted in delays to the completion of the project, with Adrian Pipeline further engaged by Thomas Armstrong to pursue an extension of time claim.
The key deliverable focused on developing and securing an extension of time and associated prolongation entitlement. Adrian Pipeline developed a highly detailed comprehensive submission, exploring the issues in granular detail with full evidential support, to demonstrate entitlement to Thomas Armstrong.
The extension of time was contentious. To maintain client relationships, reduce risk and both parties costs in resolving the multiple and complex issues, Adrian Pipeline proposed mediation. A formal mediation was conducted and the parties were able to reach an acceptable settlement.
